South Road, Ellesmere Port - Sale - 137,000 sq ft

LM6 Commercial Property, acting on behalf of Sims Group UK Limited have sold their 137,000 sq. ft. facility in Ellesmere Port in a trio of deals. This is the largest occupier sale in the lIverpool City Region in 2017.

The former recycling facility, extending to over 15 acres have been sold to occupiers Westland Horticulture, Event Marketing Solutions (EMS) and investors Harper House International.

South Road, Ellesmere Port - Sale

EMS Group has announced a £3.4m investment in property and technology as it prepares for its move into South Road, Ellesmere Port. Along with Westland Horticulture and investor Harper House International, EMS acquired space through agent LM6 at the former Sims recycling site in June.

EMS is made up of roadshow agency Event Marketing Solutions and EMS Healthcare, a primary supplier of fully compliant mobile medical units to the NHS. The new premises offices will account for £2.4 million of the invested funds, providing the group with the ability to meet growing demand in both its markets.

The 21,452 sq ft facility sits within the Cheshire Science Corridor Enterprise Zone, meaning the company will benefit from reduced business rates as it continues to grow.

A further £1m investment in technology and fleet capacity will see the business establish a workshop to create and design its roadshow trucks in-house, a development that also creates new senior roles at the company across management and vehicle body building.

Keith Austin, chief executive, said: “Increased demand for mobile solutions in both of our core markets has put us on a tremendous growth trajectory that now requires that we invest further in expanding our Cheshire operations. “While we will still be working with our network of suppliers, we have exciting plans to bring some more design and tech-capabilities in-house. This will be significant in driving cost efficiencies, and our customers will benefit from greater speed of deployment of our vehicles.

“The new workshop and technology is a real first within our sector, and reflects our commitment to spearheading the industry with innovations that will future-proof our service.”

EMS topped £1m profit for the first time in 2016, a year that saw it launch its largest Middle Eastern project to date – a £2.5m roadshow across Saudi Arabia for a legacy tour of the late King Abdullah. The business now operates in 40 countries.

The annual Tri Region Property Rugby tournament at Birkenhead Park on Wednesday saw the North West crowned the victor, with some keenly contested matches.

After a close game against the Midlands, which saw the North West scrape a 15 – 14 win, our region later trounced Yorkshire with three early tries which led to a rout, finishing 44 – 0.

Coach Tony O’Keefe from industrial agency LM6: “The North West backs were excellent with notable performances from the Oakey brothers, Mat Post, Jonny Brown and Ollie Fewtrell.

However, ultimately the games were won following a Titanic effort from the forwards, with Peel Ports’ Pat Hughes dominant on the park.”

The match raised funds for children’s charity Norfox and sponsored by Chancerygate and LM6.

Ashton's Field Colliery - 200,000 sq ft

Network Space has secured n outline consent to develop the former Ashton’s Field colliery site into 200,000 sq ft of industrial or distribution space. The site sits close to the M61 and totals 14 acres.

Stephen Barnes, managing director of Network Space, said: “The site can accommodate a wide range of industrial warehouse requirements including up to 200,000 sq ft in a single unit. We are currently working closely with Salford City Council, the HCA and other partners to ensure that the site can be brought forward as quickly as possible while responding to market interest. m LM6 and JLL ar retained as agents.

Pickering Road, Widnes - Letting - 9,323 sq ft

Acer Engineering has expanded into new premises and increased its workforce with the help of grant support from the Merseyside Jobs and Growth Fund. The family-run business, which is based in Halton, produces tailored steel fabrication products for companies including Jaguar Land Rover, Veolia and NSG Group. It had outgrown its premises in Speke and needed to relocate so turned to the fund for support.

Acer Engineering was subsequently awarded a grant of £43,650 towards the cost of its expansion plans, safeguarding the future of the company and creating nine jobs. They have subsequently undertaken a complete refurbishment of the facility on Pickerings Rd occupying two thirds of the facility and leased the remaining 10,000 sqft unit to Silva Timber on a 3 year lease.
